How much office space does my company really need?

The answer to that question is "it depends". There is a wide range of contributing factors, from physical necessities to aesthetic desires and it requires some due diligence to determine what's best for each particular situation.

The most obvious determinants are the number of workers that will occupy the space and the nature of their individual workspaces (private offices vs workstations).

In addition to the Layout (partitioned vs open), other considerations include features and amenities required within the space, such as Reception/waiting area, Conference/Meeting room(s), Tel-Data/IT infrastructure space ("Server Room"), Kitchen/Lunch room, etc.

Remember that office space is leased in terms of Rentable Square Feet(RSF) which includes the actual floor area within the Premises, together with a share of the building's Common Areas. So a less obvious factor that can impact the amount of space required is the Building Style (Class A building with large common areas vs a boutique building with minimal commom areas).

Referrals Are Absolutely Key to Our Business, Yet We Could Do Better

(Technorati      WM2CFM28MWER )

In more than 23 years as a commercial real estate service provider, most of my best clients have originated via a direct referral from a friend, business associate, or past client.
Certainly in the 6+ years since establishing my own niche oriented firm ("Tenant Representation" for office space users throughout Greater Boston/Eastern Massachusetts), referrals have been an even more important part of my business development successes. Yet I am admittedly still guilty, as the article below suggests, of not pro-actively ASKING for referrals on a consistent basis. Some great reminders below.

Another example of why it makes great sense for smaller office tenants with stable headcount to purchase their office space rather than lease. After ‘09 Slump, Office Condos Will Rise Again

Food for Thought for Tenants in Today's Commercial Real Estate Market

Although the negative effects of the recession on the office market in Boston are not as dramatic as in NYC, the underlying premise remains the same - there are a myriad of items for tenants to consider when negotiating a lease agreement, beyond simply the Lease Rate. This is actually true in every real estate negotiation regardless of market conditions, but is especially glaring in today's "Tenant's Market".   Uncover the possibilities. Engage specialized expertise to work on Your behalf the next time you have a real estate decision to make. You will be glad you did.
